As a formerly licensed Pennsylvania Title Insurance Agent, Attorney Nilson has extensive experience with all matters relating to real estate settlements.

 

Mr. Nilson has personally performed and reviewed hundreds of title abstracts throughout south-eastern and south-central Pennsylvania, including Cambria, Somerset, Blair, Indiana, Bedford, Westmoreland, Clearfield, and Centre Counties.  Many of Kurt Nilson's real estate closings are related to residential purchases in Johnstown, Cambria County, although he continues to work with clients in all neighboring regions.

 

Kurt Nilson has also conducted hundreds of real estate settlements and continues to personally conduct every real estate closing from start to finish, making himself readily available to each client.  Home buyers can communicate directly with the Attorney, without any additional costs or fees.

Title and Boundary Disputes

Kurt R. Nilson has experience with all matters relating to disputed real estate ownership and the quality of title, including boundary disputes, quiet title actions, and adverse possession claims, as well as title clouds and defects, such as unsatisfied mortgages given by prior owners, incomplete conveyances from decedent's estate, and previous transfers that were made without recognizing outstanding and unrelinquished rights.

 

Real Estate Sales

Mr. Nilson assists clients who are selling residential and commercial real estate by the review and preparation of all related documents, including sales agreements, the Pennsylvania Seller Disclosure, deeds, promissory notes, mortgages, pre-possession agreements, and escrow agreements.  Kurt Nilson also reviews the details of every seller's settlement statement, or HUD-1, to confirm its information prior to the actual settlement.

 

Leasing

Attorney Nilson prepares, reviews, and assists with the creation of residential and commercial leases and with the negotiation of commercial leases relating to all forms of business, including leases for retail industries, medical professionals, restaurant services, and entertainment providers.

 

Kurt Nilson also works with commercial and residential lease disputes, such as evictions, collections of unpaid rent, and also represents landlords and tenants defending against breach of lease claims or negotiating a voluntary early termination of lease.
